Guests sit in the lobby while they wait for check-in, for a taxi, for a colleague, for the rain to stop. The sofas there set the tone of the hotel in the first minute, and they take more use than any other furniture in the building. They should look generous but sit firmly, with arms at a height that helps people push up to stand.
Modular sections are worth considering. A lobby that hosts a wedding welcome one weekend and a conference registration the next benefits from seating that can be regrouped without bringing in extra furniture. Legs tall enough for a cleaning machine underneath make housekeeping's daily round faster.
Most standard rooms have space for a two-seater or a single armchair by the window, often next to the desk. Keep it compact and upright — a guest uses it to put on shoes, read or take a call, not to lie down. A tight back is easier for housekeeping to keep neat than loose cushions that must be plumped and arranged every day.
In family rooms and suites, a sofa-cum-bed lets the hotel sell the room to three guests without bringing in a rollaway. Choose a mechanism that staff can open and close quickly and a mattress that a paying guest will find genuinely comfortable.
Bars and lounges want character. Leather or a quality leatherette in a buttoned or tailored shape wears in rather than wearing out, and wipes clean after a spilt drink. Banquet foyers need seating that is easy to move and clean between events, and that holds up to guests in formal clothes sitting briefly and often.

Ask how a fabric responds to the products your housekeeping team actually uses, and test a sample before ordering for the whole property. For seating near the pool or the beach, assume wet clothes and sunscreen and choose outdoor or performance fabrics.
