The reception lounge is the first room guests sit in and often the busiest seat on the property: arrivals waiting for keys, families waiting for taxis, people working on a laptop. It needs deep but supportive seats, arms at a height you can lean on, and a fabric that looks good in daylight and lamp light.

Cottage sitting areas are smaller and used more gently, but they are used by people who don't own them. Firm, simple shapes with tight backs and loose seat cushions are easier to keep tidy than deep, scatter-cushion-heavy designs that housekeeping must restyle every morning.
If the property sells family stays, plan the sofa-cum-beds now. A bed mechanism chosen for nightly use, with a mattress that is genuinely comfortable, saves rollaway beds and the staff time spent moving them.
Outdoor sofas on a Goan resort are in strong sun most of the year and in rain for four months. Frames should be aluminium, treated timber or synthetic, foam should drain and dry quickly, and the fabric should be solution-dyed so the colour runs through the fibre rather than sitting on the surface. Even so, plan a monsoon routine: cushions stored, frames covered or moved under shelter.
For indoor seating, mid-tone colours and textured weaves hide marks better than pale plains. For anywhere sunscreen is likely, avoid fabrics that absorb oil easily, and ask for a test swatch to be rubbed and washed before you commit a whole property. Ask about fire-retardant fabric and foam for public areas, and request the documentation that supports it.

In Goa
Sofas in shut cottages through the monsoon absorb moisture from the air and can smell musty by September. Air the rooms when you can, keep cushions off damp floors, and send covers for washing before reopening. Leather and leatherette suffer most from mould in still air, so wipe and condition them before the property closes.
Near the beach, check sofa legs and metal fittings each season for rust, which can mark floors and fabric.
