Choose tightly woven performance fabrics, solution-dyed fabrics or durable polyester blends. They resist stains, clean with mild soap and water, and don't fade quickly in a sunny common room. Avoid loose weaves that snag on jewellery and luggage zips.
Mid-tones and small patterns hide the everyday marks of a busy rental far better than plain light colours. Sand, olive, rust and soft blue suit Goan homestays and photograph well.
The frame and foam are what fail first under heavy use. Ask for a seasoned hardwood or engineered frame treated against termites, and high-density or high-resilience foam that recovers its shape. Low-density foam flattens within a season of guests.
Raised legs make it easier to clean under the sofa — important in a property cleaned between every stay.
The least expensive sofas are tempting for a rental, but they often sag, tear and look tired within a season or two — which shows in photographs and reviews. Spending a little more on frame and foam usually costs less over three or four seasons.
If an existing sofa has a sound frame, new foam and fabric or a fitted cover can make it look new for much less than a replacement. We assess on site whether repair, reupholstery or a cover is the better choice.
A sofa-cum-bed is only an asset if guests are happy sleeping on it. Choose a design with a proper mattress, not the seat cushions turned over, and a mechanism simple enough for guests to open without help. Test it yourself before listing it as a bed.
In Goa
A sofa left in a closed homestay through the monsoon can develop a musty smell or mould spots. Before closing, clean the covers, stand cushions on edge and cover the sofa with breathable sheets — not plastic. Air the rooms on dry days if anyone can visit.
Before reopening, vacuum thoroughly, wash covers and dry them fully in the sun. Smell is one of the first things guests notice when they walk in.
